85.49 billion dirhams, this is the total value of the net assets of Real Estate Collective Investment Organizations (OPCI) realized for the 4th half of 2023.

This figure recorded by the Moroccan Capital Markets Authority represents a consolidation of 9.97 billion dirhams compared to the previous quarter. At the end of the second half of 2023, 9 OPCI management companies managed 49 OPCIs in the national market, including 37 OPCIs with a diversified investment strategy and 12 specialized OPCIs. Referring to the AMMC, these OPCIs own 1,203 real estate assets for a total valuation of 93.76 billion dirhams.

OPCI’s total debt amounts to 13.17 billion dirhams. By asset type, 49.7% of the assets of all managed OPCIs consist of “Buildings used for education or training”, 17% of “Health care institutions” and 15.5% of “Buildings for administrative use. In terms of geographical distribution, it appears that the Rabat-Salé-Kénitra region concentrates 42.3% of real estate assets held by OPCIs. The Casablanca-Settat region comes in second with 20.7%, while the Fes-Meknes region has only 9.8 million.

The weight breakdown of real estate assets and financial assets held by all OPCIs also shows a predominance of the real estate sector at 93.4%, compared to 6.6% for the financial sector. By investor category, “insurance companies and benefit and pension organizations” hold 44.5% of OPCIs’ net assets, compared to 25.5% for “banks” and 11.9% for “Caisse de dépôt et de gestion (CDG)” .
